Cost to Build a Custom Home in North Central Washington
This is a question I receive quite frequently from clients as they plan to build their new dream home.
The quick answer is it depends.
For the purposes of this post, I will be discussing pricing in the North Central Washington region since this is where my practice is located.
In general, initial construction pricing is based on a cost per square foot calculation. For example, if someone wants to build a 2,500 sf home, I would tell them it will be $400-$500/sf for a total of 2,500sf * $450/sf = $1,125,000.
However, the price per square foot estimate only accounts for the house itself. This price typically does not account for other items such as land, utilities, landscaping, hardscape and other pieces surrounding the house.
Other Factors That Might Affect Cost
This number can certainly vary based on many factors including:
-Location
-Site topography
-Site conditions - Are you near water? Are you near steep slope?
-Structural complexity
-Finishes and specifications
-Unforeseen site challenges
-Scope changes
-Material cost changes due to supply and demand
Conclusion
With projects designed by modFORM LLC, builders typically estimate in the range of $400/sf-$500/sf as mentioned above. Since the original post (4/2022), we have seen a multitude of other factors affect construction pricing such as a pandemic, tariffs on materials, and high inflation to name a few.
Something to note when considering costs is that once prices go up, they typically do not go back down. Therefore, it is important to choose a credible, high-quality builder who will provide you with a detailed estimate (given they have the necessary design information to draw from).
